How to run the inspection
- Pick the type. Move-in and move-out mark each item Good, Fair or Poor. Snagging marks each item Open or Fixed.
- Choose the rooms. Tick the rooms the property has and set the number of bedrooms.
- Walk in a fixed order. Go clockwise round each room, top to bottom: ceiling, walls, windows, floor, fittings.
- Photograph every Fair, Poor or Open item. Take a wide shot and a close-up, and write the photo number in the notes.
- Sign and share. Both parties sign the printed copy or the PDF on the day.
Move-in and move-out: compare like with like
A move-out inspection is only as strong as the move-in one. If the move-in record says "carpet fair, small stain by window", a stain there at move-out is not new damage. Use the same checklist and the same photo spots both times.
Take meter readings and photos of each meter on both days, and note the number of keys and access cards handed over.
Snagging a new home or fit-out
Snagging means finding defects before handover so the builder fixes them. Number each snag, photograph it with something for scale, and mark it Fixed only after you have seen the repair. A re-inspection uses the same list, which is why one consistent sheet helps.
Questions
Can I save it and finish later?
Not in this free tool. Save it as a PDF when done. For inspections across many properties, JobProof keeps photos and notes per job on your phone.
Is it suitable for a deposit dispute?
A signed checklist with dated photos is the kind of evidence deposit schemes and landlords usually ask for, but rules differ by country and contract.
